Home Partners agreed to the settlement of $34 million without accepting any wrongdoing; the settlement resulted from a class action lawsuit that was filed against the company with allegations that it leased homes using misleading or unlawful lease terms. Here, you will get to know about the payout, eligibility, and more.
If you are a member among the class members of the Home Partners settlement, you can get two types of payment. The payout is going to be received by eligible individuals after deducting the attorney fee and administration cost. To get your portion from the settlement fund, you have to submit a valid claim.
The settlement for Sewall v. Home Partners Holdings, LLC has already received the preliminary approval, so the portal is made available to submit claims, opt out, and object to the Home Partners settlement. The deadline for the last two is October 20, 2025, and the same for the first one is October 27, 2025.
What is the Home Partners $34M Settlement about?
On March 2, 2022, Barry Sewall filed the initial class action complaint in the Northern District of Illinois, in which it was alleged that Home Partners violated Minnesota laws; and then on September 21, 2022, the Richmonds and the McDermotts also filed a complaint in the Western District of Washington.
After these complaints, a consolidated case was filed in the Northern District of Illinois under case number 1:25-cv-07849, and then both parties agreed to a settlement of $34 million, but the defendant didnโt acknowledge any wrongdoing, and a preliminary for the same was given on July 31, 2025.
One who wants to get a payout from the settlement is required to submit the claim form by the due date set by the settlement administrator. After this the next big step will be final approval; the hearing for the same is all set to take place on December 1, 2025, and the class members will get payout.

As I already mentioned above, the settlement will benefit the class members. You may be unaware of who they are, so please refer to the listed points to check if you are eligible to submit a claim form and get a payout.
- You leased a home from Home Partners or were a household member or occupant listed on a lease.
- You must have lived in the leased home during the class period, which is
- Multistate: December 22, 2019 to July 31, 2025
- Minnesota: March 1, 2016 to Jul 31, 2025
- Washington: September 21, 2016 to July 31, 2025
- Colorado: May 1, 2017 to July 31, 2025
You may be confused with the term โMultistateโ; it is used for the eligible US individuals who belong to any state other than Minnesota, Washington, and Colorado. Additionally, it is mandatory that you have received a notice from the settlement administrator.
How much will be received?
Under the terms of the Home Partners $34M settlement, the payment is going to vary from one another for each claimant. The fund is distributed in two parts: the base payment and repair and maintenance reimbursement.
The base payment will be sent out to all class members on a pro rata basis. It depends on the number of claims submitted and the amount of rent each member paid. If you are a lower-rent tenant, you will get a smaller share, and if you are a higher-rent tenant, you will get a larger share.
The payout for the โRepair & Maintenance Reimbursementโ will be received by individuals who paid for repairs that were Home Partnersโ responsibility. To prove that you need to submit proof of payment, such as receipts and invoices with the claim form.
Note that the base payment comes from $34 million after deducting the attorney fee and administration cost, and the payout for the โRepair & Maintenance Reimbursementโ also comes from the same fund, but it is limited to $7 millionโthose who claim it may get up to $2,500.
